Why Gas Safety is So Important ?
Under the Gas Safety (Installation and Use) Regulations 1998, landlords are legally required to:
- Ensure all gas appliances, flues and pipework are maintained safely.
- Arrange an annual safety check by a Gas Safe registered engineer
- Provide a copy of the CP12 certificate to existing tenants within 28 days of the check and to new tenants before they move in.
- Keep records of gas safety checks for at least two years.
